AUCTION LOCATION: The auction will be held at the St. Meinrad Community Center located just south of Hwy 62 at the corner of Hwy 545 and CR 1950N in St. Meinrad, IN.
REAL ESTATE: The real estate is located on both sides of Hwy 62 approximately 1 mile east of St. Meinrad, IN. The FSA office indicates that there are 65.7 acres are tillable with 65.7 acres of DCP Cropland. Please see the Files Section of the CMAR web site to see the soil map. The farm will be offered in 5 tracts as follows:
TRACT 1 consists of 25.5 acres with a high percentage being tillable. Tract 1 is located on both sides of Hwy 62 and east of CR 1360E and the north south drainage ditch running south to the Anderson River. This tract consists of level productive farmland.
TRACT 2 consists of 49+/- acres that are bound on the north and west by Hwy 62 and on the south by the Anderson River and the east boundary is the drainage ditch. This tract is also level productive farmland with great public road access.
NOTE: Tracts 3-5 consists of 48.5+/- acres of beautiful wooded hilly land that will be offered in 3 tracts. These 3 tracts will make an ideal combination of recreational land for the family that wants a place to hunt, camp and ride 4 wheelers.
TRACT 3 consists of 20.5+/- acres of hilly wooded land. This land is north & west of Hwy 62.
TRACT 4 consists of 14+/- acres of hilly wooded land. This land is north of Hwy 62.
TRACT 5 consists of 14+/- acres of hilly wooded land. This land is located north of Hwy 62 and fronts CR 1360E.
MINERAL RIGHTS: The purchaser will receive the mineral rights owned by the Graman Family.
TENANTS RIGHTS: The farm will sell subject to the current tenant farming the land for the 2012 crop year; however, the tenant has agreed that if a farmer purchases the farm and desires to farm the land themselves, the tenant will release his rights for the 2012 crop year and allow the purchaser to farm the land.
FREEDOM TRACT AUCTION METHOD: Bidders will have the option to bid on any individual tract or any combination of tracts at any time during the auction. All bids will remain open until the competitive bidding has been exhausted. The property will sell in the manor resulting in the highest price.
BUYER’S PREMIUM: A 6% Buyer’s Premium will be added to the high bid to determine the Contract Selling Price.
TERMS: A deposit equal to 10% of the Contract Purchase Price will be required on day of auction with the balance due within 45 days. The real estate will sell subject to owner’s approval.
