SHOWING LOCATION: Auction staff will be located at the field cut for Tract 1 on the south side of Hwy IN 62 W approximately 4 miles west of Mt Vernon, In.
AUCTION LOCATION: The Elks Lodge located at 131 E 4th St., Mt Vernon, IN.
REAL ESTATE: The real estate consists of 136.7+/- acres located in the highly desirable Black Township Ohio/ Wabash River Bottoms. The land will be offered in 2 tracts and combinations of tracts using the Freedom Tract Auction Method as follows:
TRACT 1 consists of 56.7 +/- nearly all tillable acres that front the south side of St Hwy 62, ¼ mi. east of Raben Rd. FSA records show 55.43 acres as being tillable. This tract consists of primarily Armiesburg silt loam and Petrolia silty clay loam soils and is a highly desirable tract of agricultural land.
TRACT 2 consists of approximately 80 acres fronting along the north side of St Hwy 62 and the east side of Raben Rd. FSA records show 25.79 acres being tillable. The primary soils are Elkinsville silt loam and Petrolia silty clay loam. The remainder of the tract consists of two large lakes and woodlands. This is a terrific recreational tract ideal for hunting, fishing and riding your 4 wheeler along with the income producing tillable acreage.
MINERAL RIGHTS: All mineral rights owned by the sellers will be conveyed to the buyers.
POSSESSION: The buyer(s) will receive the landowner’s share of the 2013 farm income.
FREEDOM TRACT AUCTION METHOD: Bidders will have the option to bid on any individual tract or any combination of tracts at any time during the auction. All bids will remain open until the competitive bidding has been exhausted. The property will sell in the manner resulting in the highest price.
BUYER’S PREMIUM: A 5% Buyer’s Premium will be added to the high bid to determine the Contract Purchase Price.
TERMS: A deposit of 10% of the Contract Purchase Price will be required on day of auction with the balance due within 45 days. The real estate will sell subject to owner’s approval.
