SHOWING DATE: Saturday, July 11 from 10:00 AM until Noon. Showings at other times can be arranged by calling the auction company at 81-474-6100. The showing headquarters will be located on Tract 2 along Happe Road.
AUCTION LOCATION: The auction will be held at the Kingmen’s Event Center, 15901 Petersburg Rd, Evansville, IN 47725. From Evansville, IN, take Hwy 57 north past Daylight to Baseline Rd., go west on Baseline to the 4 way stop, go left to the Kingmen’s Event Center on your left.
REAL ESTATE LOCATION: The real estate is located between Happe Road and Seminary Road north of Long Road. From Evansville, take Old Henderson Road to Dogtown, go west on Cypress Dale Road to Happe Road, go left or south to auction Tract 2 and then proceed south to Long Road and go right or west to auction Tract 1.
REAL ESTATE: The real estate is located in Union Township in the Ohio River bottoms, one of the best farming communities in Southern Indiana. The land is subject to annual flooding from the Ohio River. The land will be offered in 2 tracts as follows:
TRACT 1 consists of 125.5+/- acres with, according to the FSA records, 118.99 acres being tillable. This is level, productive river bottom farmland. In addition access to the NW corner of tract 1 can be obtained via a turn row leading East from Seminary Rd.
TRACT 2 consists of 25.8+/- acres with, according to the FSA records, 26.05 acres being tillable. This is level, productive river bottom farmland.
MINERAL RIGHTS: All mineral rights owned by the Trust will be conveyed to the purchaser. The deep vein coal rights have been previously conveyed
POSSESSION: Possession will be at final closing. The purchaser will pay the landlord expenses and receive the landlord share of the crops.
FREEDOM TRACT AUCTION METHOD: The land will be offered in 2 tracts and in combination. All bids will remain open with the bidders having the option of bidding on either tract or both tracts in combination. The land will sell in the manner resulting in the highest price.
BUYER’S PREMIUM: A 5% Buyer’s Premium will be added to the bid to determine the CONTRACT SELLING PRICE.
TERMS: A deposit equal to 10% of the CONTRACT SELLING PRICE will be required on the day of auction with the balance due within 45 days after delivery of insurable title to the purchaser. The real estate will sell subject to the approval of the Trustee.
