SHOWING LOCATION: Auction staff will be located at the field cut on Tract 2 on the south side of King Road between Happe Road and Seminary Road.
AUCTION LOCATION: The Kingsmen Event Center is located at 15901 Old Petersburg Road, Evansville, IN. From Evansville take Hwy 57 north past Daylight to Baseline Road, go left one block to the 4 way stop, go left and the Kingsmen Event Center will be on your left.
REAL ESTATE: The real estate consists of 3 farms totaling 521+/- acres located in the highly desirable Union Township Ohio River Bottoms. The land is subject to annual winter flooding from the Ohio River. Two of these farms are ideal candidates for development of irrigation systems. The land will be offered in 5 tracts and combinations of tracts using the Freedom Tract Auction Method as follows:
TRACT 1 is commonly known as the Butterfield Farm consists of a square 160 acres that lies along a dirt turn row known as the Hickory Ridge farm road. FSA records show 157.7 acres being tillable. The land is located between Seminary Road and Happe Road 1mile south of King Road. This tract consists of primarily Huntington, Lindside & Woodmere silty clay loam soils and is a highly desirable tract of agricultural land that is an ideal candidate for irrigation.
TRACT 2 is commonly known as the King Road Farm consists of approximately 153 acres fronting King Road. The Logdson – Stroud ditch is the Southwesterly boundary. FSA records show 154.39 acres being tillable. The King Road Farm lies south of King Road and between Seminary Road and Happe Road. The primary soils are Huntington, Lindside & Woodmere silty clay loam. The King Road Farm is a highly desirable tract of agricultural land that is also an ideal candidate for irrigation.
Tracts 3 – 5 are commonly referred to as the Cypress Dale Road Farm containing approximately 208+/- acres and will be offered in 3 tracts. The soils are primarily Weinbach, Sciotoville, Lindside.
TRACT 3 consists of approximately 99.4+/- acres and fronts the Cypress Dale Rd. FSA records indicate approximately 65.77 acres being tillable.
TRACT 4 consists of approximately 51.5+/- acres and fronts the Cypress Dale Rd. FSA records indicate approximately 31.81 acres being tillable. The balance of the land is wooded. Wildlife is abundant on this tract and would make a wonderful recreation tract with easy access to Evansville.
TRACT 5 consists of 52.8+/- acres and also fronts the west side of Cypress Dale Rd. FSA records indicate 38.53 acres being tillable.
NOTE: The acreage in Tracts 3 through 5 are estimates taken from the deed and prepared by a registered engineer. A survey to be completed prior to the auction will provide a more accurate acreage estimate.
MINERAL RIGHTS: All mineral rights owned by the sellers will be conveyed to the buyers.
POSSESSION: The land is available to the new owners for spring planting.
FREEDOM TRACT AUCTION METHOD: Bidders will have the option to bid on any individual tract or any combination of tracts at any time during the auction. All bids will remain open until the competitive bidding has been exhausted. The property will sell in the manner resulting in the highest price.
BUYER’S PREMIUM: A 6% Buyer’s Premium will be added to the high bid to determine the Contract Purchase Price.
TERMS: A deposit of 10% of the contract selling price will be required on day of auction with the balance due on or before December 31, 2012. The real estate will sell subject to owner’s approval.
