AUCTION LOCATION: The West Side Sportsman’s Club located at 1000 N. Peerless Rd., Evansville, IN. From downtown Evansville take Hwy. 66 West/Lloyd Expressway west toward University of Southern Indiana, go north on the University Parkway, 2.1 miles to Upper Mt. Vernon Rd., go right or east approximately ½ mile to the West Side Sportsmen’s Club drive to the right or south.
PROPERTY LOCATION: The property is located on both sides of the University Parkway.
REAL ESTATE: The real estate consists of 56+/- acres and will be offered in 5 tracts. The FSA Office records indicate approximately 51.64+/- acres are tillable. The topography of the land ranges from level creek bottoms to beautiful rolling Southern Indiana land. There are numerous beautiful potential home sites on the land.
TRACT 1 consists of 9+/- acres and fronts Koressel Road. A portion of Tract 1 on the north side is in the flood plain. A high percentage of Tract 1 is open tillable land.

This method allows the bidders to bid on any individual tract, any combination of tracts, or the entirety at any time during the auction. The property will be sold in the manner that results in the greatest amount of money to the seller.
BUYER’S PREMIUM: A 5% Buyer’s Premium will be added to the high bid in the auction to determine the Contract Purchase Price.
TERMS: A deposit of 10% of the Contract Purchase Price will be required on day of auction with the balance due within 45 days after delivery of a title insurance commitment. The real estate will sell at ABSOLUTE AUCTION to the highest bidder.
