SHOWING DATE: Sunday, July 12 from 2 until 4:00 PM. Showings at other times can be arranged by calling the auction company at 812-474-6100. The showing headquarters will be the Bethesda General Baptist Church, Savah, IN. The postal & GPS address for the showing headquarters is 1600 Savah Rd, Mount Vernon, Indiana. From Mt. Vernon, IN, take Hwy 69 north approximately 7 miles to the Smith School Road, turn west and go to the “T”, turn right on Lower New Harmony Rd, and make the curve to stay on Greathouse Rd to the “T”, go left to Savah and the church.
AUCTION LOCATION: The auction will be held at the Posey County Community Center located at the Posey County Fair Grounds between Mt. Vernon, IN and New Harmony, IN, just south of the Harmony State Park. The GPS address is 111 Harmony Township Road, New Harmony, IN.
REAL ESTATE LOCATION: The real estate is located in the Aldrich Bend area of the Wabash River Bottoms west of Hwy 69 between Mt. Vernon, and New Harmony, IN, and north of the community of Savah, IN.
REAL ESTATE: The real estate consists of some highly desirable agricultural land, productive Wabash River bottom land, a tract of mature wooded land that joins the Harmonie State Park & some outstanding white tail deer & turkey hunting land. A portion of the land is in the Wetlands Reserve Program, which enhances the recreational use of the land.
TRACT 1-6 consists of 94.75+/- acres with 96.25+/- acres being cropland according to the FSA office. Tract 1 is located on Bundy Rd to the south and CR 200W on the east. This is a beautiful gently rolling tract of quality farm land.
TRACT 2-7 consists of 80+/- acres of wooded land. Tract 2 is located on Schilling Ln. north of the Greathouse Rd. The topography of Tract 2 is very rugged and hilly. This tract also joins the Harmonie State Park and is a hunter’s paradise.
TRACT 3-1 consists of 50+/- acres with 40.13+/- acres being tillable according to the FSA records. Tract 3 is located at the intersection of Savah Rd., Artesian Well Rd and Maunee Ferry Road. The topography is gently rolling.
NOTE: The court has ordered that the purchasers of Tracts 4 through 7 be obligated to pay their proportional share of the reasonable costs of maintenance of that portion of Maunee Ferry Road not maintained by Posey County.
According to the FSA Office records Tracts 4 through 7 consists of 471.94+/- acres with 298.14 acres being tillable. The auction plat shows the area that has been designated to be in the Wetlands Reserve Program.
TRACT 4-4 consists of 101+/- acres with 64.3+/- acres being in WRP. This tract, which is accessed by Maunee Ferry Road, is level overflow farmland. Tract 4 will have a 50’ easement leading south from the Maunee Ferry Rd, on either side of the existing WRP easement in favor of the Culley Land to the south. This tract of land is subject to flooding and has both great hunting and tillable farmland.
TRACT 5-3 consists of 220+/- acres with 125+/- acres in WRP. Tract 5 is accessed by Maunee Ferry Rd. This tract will have a 50’ easement running along the western side of the WRP easement. This tract has Wabash River frontage and both good tillable farmland and excellent hunting land.
TRACT 6-5 consists of 149+/- acres with 144+/- acres being in the WRP. Tract 6 has access from the Maunee Ferry Rd. and fronts the Wabash River. This is a great recreational tract.
TRACT 7-2 consists of 94+/- acres with 22.2+/- acres being tillable according to FSA records. Access to Tract 7 will be via a 50’ easement from the Maunee Ferry Rd along an existing farm road and across Culley Land. This land fronts the Wabash River and is subject to seasonal flooding from the river.
TRACT 8-9 is referred to as the Switch and consists of 2+/- acres. This tract is a historic site of the old railroad switch that served the community.
TRACT 9-8 consists of 40+/- acres with the FSA records indicating a total acreage of 42.36+/- acres with 41.46 acres being tillable. This tract is improved with an airplane runway. This is a highly desirable tract of farmland with a gently rolling topography that is located on the Wabash Rd. (also known as Raben Rd.). Tract 9 will be sold first in the auction and will not be offered in combination with the Freedom Tract portion of the auction.
MINERAL RIGHTS: All mineral rights owned by the seller will be conveyed to the purchaser. There is a small amount of oil income from a communized oil well on Tract 9-8. Contact the auction company for details.
POSSESSION: Possession will be as the fall crops are harvested & subject to the existing agricultural lease. The sellers will reserve the crop income from the 2015 crop. Complete possession will be given as the fall crops are harvested.
FREEDOM TRACT AUCTION METHOD: The land will be offered in 9 tracts and in combination. Tract 9-8 will be excluded from the Freedom Tract process and will not be included in any combination bids. Tract 9-8 will be offered at the beginning of the auction prior to the Freedom Tract process on the balance of the land. All bids will remain open with the bidders having the option of bidding on any individual tract or any combination of tracts, at any time during the auction. The land will sell in the manner resulting in the highest price.
BUYER’S PREMIUM: A 5% Buyer’s Premium will be added to the high bid to determine the CONTRACT SELLING PRICE.
TERMS: A deposit equal to 10% of the CONTRACT SELLING PRICE will be required on the day of auction with the balance due within 45 days after delivery of insurable title to the purchaser. The real estate will sell at absolute auction to the highest bidder pursuant to court order.
